Q - How many lots will be in the Estates at Harmony and what are the lot sizes?
A---There will be 51 lots all type “A” lots. An interior “A” lot minimum is 95’ x 130’ and a corner “A” lot minimum is 100’ x 130’.
Q - What is the minimum square footage that I can build?
A - The minimum square footage allowed is 2,400 square feet with a maximum building height of 40’ (3 stories).
Q - What are the design principles?
A - The exterior home elevation on all single family homes must be traditional design. All homes must meet the Energy Star Home Program requirements. Diversity in housing elevations will be required. Homes will have elevated front porches or porticos. The Harmony Design Committee will hold the final discretion and determination on all design issues.
Q - What are the approved architectural styles?
A - Colonial Revival; Craftsman; French Colonial; Folk Victorian; Georgian; Gothic Revival; Greek Revival; Neo-Classical and Spanish Eclectic.
Q - What are my Builder choices?
A - You may use any one of the Harmony Approved Builders: Distinctive Homes, MWA Builders, Robertson Homes or Wetherington Builders.

Q - Can I use my own Builder?
A - Yes, they must be a fully licensed Florida home builder that is not a Model Builder provided that the Developer approves in writing that such Non-Model Builder is to build a Home on the Lot and such Non-Builder pays a non-refundable entry-fee to Developer in the amount of Fifty-Thousand Dollars ($50,000). The entry fee shall be paid to Developer on or before the time the first plans and specifications for the Home to be constructed on the Lot are submitted to Developer or the Architectural Review Committee. An additional deposit in the amount of Two Thousand Five Hundred Dollars ($2,500) shall be delivered to the Developer within five (5) business days after a building permit is issued for the Home to be constructed as the Damage Deposit.
Q - What kind of deposit is needed to reserve a lot?
A - A $5,000 deposit is required for the initial deposit to secure a lot. An additional deposit of $5,000 is required on or before the Inspection Period of 21 days from the effective date.
Q - What is the time frame to commence construction?
A - Buyer shall commence construction of the home on the lot no later than January 1, 2011.
Q - What is the time frame to complete construction?
A - Once buyer commences construction, buyer shall use its best efforts to facilitate and shall achieve the completion of construction of the home on the lot within twelve (12) months after the date upon which buyer commenced construction.
Q - I am working with a Broker, will they receive commission when I close on the lot?
A - Developer agrees to pay Buyer’s Broker, if any, a commission in the amount of three percent (3%) of the Purchase Price provided that such commission will be earned by Buyer’s Broker only upon the closing of the sale of the Lot under agreement.
Q - What are the HOA fees for the Estate Lots?
A - The HOA fees for the Estate Lots are Ninety Four Dollars ($94) per year.
Q - What are the CDD fees for the Estate Lots?
A - The CDD Operating and Maintenance Assessment for the Estate Lots are One Thousand Eight Hundred Ninety Six Dollars and Thirty Seven Cents ($1,896.37). The CDD Debt Service Assessment is Three Thousand Five Hundred Ninety Nine Dollars and Ninety Eight Cents ($3,599.98). Total of CDD Assessments Five Thousand Four Hundred Ninety Six Dollars and Thirty Five Cents ($5496.35).
Q - Can we have a garage apartment or residential family suite?
A - an accessory dwelling unit i.e. a garage apartment, residential family suite, bonus room, game room, or similar use is allowed on the second floor of a garage. The minimum square footage for a garage apartment is 400 square feet; the maximum is 1000 square feet.

Homes in Harmony are constructed by builders who are independent contractors ("Builders") and are not owned by or under the control of Harmony Development Company or any of its affiliated or subsidiary companies, nor are any of the Builders joint venturers or partners with Harmony Development Company.
Harmony Development Company requires all Builders constructing homes in Harmony to use contracts containing a provision requiring construction of a purchaser's home to be completed within two years of the date of contract. Harmony Development Company is not responsible for the performance or nonperformance by any Builder of any of its obligations under any contract or agreement that a homebuyer may choose to enter into with such Builder.
ALL CLAIMS FOR NONPERFORMANCE, BREACH OF WARRANTY, OR ANY OTHER MATTER RELATED TO THE CONSTRUCTION OF HOMES IN HARMONY SHALL ONLY BE BROUGHT AGAINST THE BUILDER THAT CONSTRUCTED SAME.
